Custom Home Builder in Athol, Idaho

Athol is where we do most of our work. It is acreage country — five wooded acres with room for a home, a shop and a garden, about twenty-five minutes north of Coeur d’Alene and roughly the same south of Sandpoint. Rural without being remote, which is the specific trade most people are after when they start looking north.

The Estates at Farragut

Just outside town, the Estates at Farragut is our twenty-seven lot, five-acre community along Leonard Loop — and we are the preferred builder there. Every lot is build-ready: the well, power, access and county approvals are already handled, which removes the single biggest unknown from a build budget. Two Safe Haven homes are finished there on neighboring parcels — a single-level Whisper Ridge and a ground-up custom Alderstone with a matching shop. They share almost no floor plan, which makes them worth walking back to back.

What building in Athol involves

Almost everything around Athol is on a well and a septic system rather than municipal services, and permitting runs through Kootenai County. A well has to be drilled and proven. A septic system has to perc and be permitted, and where the drain field lands influences where the house can sit. Power may need bringing in from the road. On raw acreage this is the first real phase of the project; on a build-ready lot it is already done.

Winter is the other design constraint. Roof pitch and where snow sheds matter as much as how they look, and so does an envelope that holds heat without fighting itself. None of it is exotic — it is just work you want done by someone who has done it here before.

What is around you

Farragut State Park sits at the end of the road — 4,000 acres of beaches, campgrounds and trails on the south end of Lake Pend Oreille, one of the deepest lakes in the country. Silverwood, the Panhandle’s theme park, is right in town. Highway 95 runs north to Sandpoint and south to Coeur d’Alene, and Spokane International is about an hour out.

Start from a plan, or a clean sheet

You can begin with one of our four signature plans — Stonepine, Whisper Ridge, Fernhill or Alderstone — and tailor it to your land, or start from nothing at all. Either way the home is built in-house by our own crews, to the same standard: ten-foot ceilings, nine-foot solid Alder doors, natural stone and timber, full-height stone and quartz counters, and a high-performance envelope built for North Idaho winters.
