Rathdrum sits on the prairie northwest of Coeur d’Alene, with Twin Lakes and the hills just beyond it. It is the town people land on when they want real acreage without going as far north as Athol — about twenty minutes from Coeur d’Alene, and generally more land for the money than anywhere closer in.

Prairie ground, and what it means
Much of the ground around Rathdrum is flatter and more open than the timbered parcels further north. That tends to make site work more straightforward and predictable — less rock, easier access, simpler foundations. It also means wind and sun exposure become real design inputs rather than afterthoughts, and where you place the house on an open parcel decides how sheltered it feels.

Outside the city limits you are on a well and a septic system with permitting through Kootenai County — the well drilled and proven, the septic perc tested and permitted, and power often brought in from the road. In town, city services change that picture. Either way it is the first real phase of the project and the biggest single variable in the budget.
Room for a shop
On acreage a shop usually arrives in the same conversation as the house — boats, trailers, equipment, a real workbench, somewhere to put the RV that is not the driveway. Designing the two together is what keeps the driveway, the power, the septic field and the sightlines working for both, and it is far cheaper than adding one in three years.

Either way the home is built in-house by our own crews, to the same standard: ten-foot ceilings, nine-foot solid Alder doors, natural stone and timber, full-height stone and quartz counters, and a high-performance envelope built for North Idaho winters.
