Lakeside and hillside lots

The lots people fall in love with around Coeur d’Alene tend to be the difficult ones. A slope that gives you the view also gives you a harder foundation, a steeper driveway and a real drainage plan. A treed lot that feels private needs a considered approach to which trees stay. Near-water parcels come with their own setbacks and shoreline rules.

None of that is a reason not to build there. It is a reason to have the builder walk it before the design starts rather than after.

Designed for the lake life

Homes here get designed around the outdoors: covered decks you can actually use in shoulder season, walls of glass to catch the lake and the pines, mudrooms and shops that swallow boats, paddleboards, skis and gear, and floor plans that open up when family comes to stay through the summer. The details that matter most are rarely the ones that photograph best.

In town, or the ring around it

Building in Coeur d’Alene proper trades acreage for walking to dinner. Fifteen to thirty minutes out — Hayden, Rathdrum, Athol — trades the walk for land, a shop and trees. Both are good lives. They are different houses, and they cost differently; what it costs to build here gets into where the difference actually shows up.

Kootenai County, wells and services

In town you are typically on city water and sewer. Move out a few miles and you are on a well and a septic system, with permitting through Kootenai County — which changes both the budget and the order the work happens in. We handle the site work, the permitting and the envelope in-house either way.

Start from a plan, or a clean sheet

You can begin with one of our four signature plans — Stonepine, Whisper Ridge, Fernhill or Alderstone — and tailor it to your land, or start from nothing at all. Either way the home is built in-house by our own crews, to the same standard: ten-foot ceilings, nine-foot solid Alder doors, natural stone and timber, full-height stone and quartz counters, and a high-performance envelope built for North Idaho winters.

We walk the property before we draw a line, design to your budget from the start, and carry the build in-house from the first sketch to the final walkthrough — one crew, one point of accountability. Our building process lays out all seven stages.
