Closer in you are likely on city services. Further out you are on a well and a septic system with permitting through Kootenai County, and the drain field location starts influencing where the house can sit. Sloped and treed parcels toward Hayden Lake bring grade, drainage and access into the design conversation early — which is why we walk a property before drawing.

On acreage a shop usually arrives in the same conversation as the house — boats, trailers, equipment, a real workbench, somewhere to put the RV that is not the driveway.
