Sandpoint sits on the north end of Lake Pend Oreille with Schweitzer Mountain above it — a genuine mountain town with a working downtown, about an hour north of Coeur d’Alene on Highway 95. It is the furthest north we build, and the most dramatic ground we build on.

Bonner County, not Kootenai

This is the practical difference worth knowing before you buy. Sandpoint is in Bonner County, so permitting, setbacks and the septic process run through a different jurisdiction than everywhere else we build. Timelines and requirements are not identical to Kootenai County’s, and a builder who has only ever worked south of the line will be learning on your project.

Mountain and waterfront ground

The lots around Sandpoint are the most demanding in the region. Slope gives you the view and costs you a harder foundation, a steeper driveway and a serious drainage plan. Waterfront and near-water parcels carry shoreline rules. Elevation means more snow than Coeur d’Alene sees, which puts roof pitch, snow shed and the envelope at the center of the design rather than at the end of it.

None of that is a reason to avoid it — it is why the views are what they are. It is a reason to walk the parcel before anything gets drawn.

Built for real winter

Sandpoint is the place our envelope standard earns itself most obviously. Insulation, air sealing and window specification decide whether a house up here is comfortable and affordable to heat, and none of it can be retrofitted later. It belongs in the standard, not on an options list.

Start from a plan, or a clean sheet

You can begin with one of our four signature plans — Stonepine, Whisper Ridge, Fernhill or Alderstone — and tailor it to your land, or start from nothing at all. Either way the home is built in-house by our own crews, to the same standard: ten-foot ceilings, nine-foot solid Alder doors, natural stone and timber, full-height stone and quartz counters, and a high-performance envelope built for North Idaho winters.
