Custom Home Building in North Idaho: Your Questions Answered
These are the questions we hear most from people planning a custom home in North Idaho. If yours is not here, ask us directly — there is no such thing as too early in the process.

Do I need to own land before I talk to a builder?
No. Many of our clients start before they have land, and we are happy to walk a parcel with you before you buy. If you would rather skip the site risk, the five-acre homesites at the Estates at Farragut are build-ready, with the well, power, access and county approvals already handled.
Can you build on land I already own?
Yes, and it is one of our favorite ways to work. We walk the land with you first, then design a home around the site. Our guide to building on your own land covers the process.
Where in North Idaho do you build?
Across North Idaho, including Coeur d’Alene, Hayden, Post Falls, Rathdrum, Athol and Sandpoint.
Do I have to start from a blank page?
No. You can start from one of our four home plans — Stonepine, Whisper Ridge, the Fernhill and Alderstone — and tailor it, or design from scratch. Starting from a plan is usually faster and easier to price; starting from nothing gives you more freedom.
How long does it take to build a custom home?
It depends mostly on the design, permitting and site work, and most of the variation happens before construction starts. Building on raw land takes longer than building on a ready lot. We sequence engineering, permitting, site planning, materials and trades before anyone breaks ground, so you get a real schedule rather than a guess.
What does a custom home cost in North Idaho?
Land, site work, size and finish level all move the number, so an honest answer starts with your plans and your land. Our article on what it costs to build here walks through what shapes the price and where people choose to spend.

What comes standard in a Safe Haven home?
Every home starts from the same baseline: ten-foot ceilings, nine-foot solid Alder doors, natural stone and timber, custom trim, beams and cabinetry, and a high-performance envelope built for North Idaho winters. Selections change from home to home; the standard underneath does not. Read more about the Safe Haven standard.
Do you handle the well, septic and permits?
Yes. Site work, wells and septic, county permitting and the build are all managed in-house with one point of contact. Our guide to wells, septic and permits in Kootenai County explains the order it all happens in.
Can you build a shop with the house?
Yes. Most clients building on acreage want one, and it is far easier to plan the house and the shop together so the driveway, power, septic and sightlines account for both. See our luxury steel shops.
Who designs the home?
Design is part of how we work, from the first sketch to the final walkthrough, with our own crews carrying the build. If you already have plans or an architect, bring them to us. Our building process covers each stage.
Can I see a finished Safe Haven home?
Yes. Alderstone and Whisper Ridge are finished at the Estates at Farragut, and you can walk through both on our project pages. Ask us about seeing our work in person.
